Are there any special requirements to become a Northbrook Villas resident?
Yes. At the time of entering the village, residents are to be 55 years and over. The owner can be of any age, however the occupier must be over 55. In the instance of a dual occupier situation, at least one partner needs to be over the age of 55.

Can I have my own garden?
Yes. The village grounds are beautifully landscaped to harmonise with the environment of the village, hence we ask that your own garden areas are in keeping with the surrounding theme in the village. You are free to do as much or as little gardening as you please.

What happens to my villa when I go on holiday?
The onsite caretaker will keep a watchful eye on your villa while you are away. Naturally your fortnightly outgoings will continue as they cover such ongoing items as security, insurance and maintenance.

Who pays for maintenance of the village?
The fortnightly body corporate levy provides for maintenance of all common areas of the village.

Who is responsible for the cost of council rates?
All rates are paid for by the owner.

Who is responsible for the cost of insurance?
The house insurance is covered by the body corporate, however all contents insurance must be organised and paid for by the villa occupier.

Will I have a say in the running of the village?
Yes. All feedback is handled by the body corporate committee, who will then in turn table this with the management company for consideration. An Annual General Meeting is held to vote on specific matters of business.

What medical help is available if I need it?
You are equipped with a 24 hour emergency call pager.

Can my friends and family stay with me?
Yes. Your villa is your own home and naturally you can have visitors anytime.

What other expenses will I be responsible for?
The cost of your rates, power, telephone and sky TV is your responsibility, along with maintenance of the solar panel water heating system and any interior maintenance of your villa.

What happens if I decide that village life is not for me?
You are free to sell your villa, either privately or with any real estate company. We do however ask that you advise the caretaker and body corporate of your impending sale. The villa must be sold on the basis of the existing body corporate rules, ensuring the intending occupier be over 55 years of age.
